Association Dues for condo units

If you wonder why some buildings have higher condo association dues than others, there are many factors to consider. One is of course the facilities that need to be maintained. A condo building that has a big garden to maintain is likely to have higher dues than one that has a smaller garden, all other things being equal.

The other is the quality of building management services. For example, if the air-con of the gym in a building is always left on even when no one is using it, then you would be paying for wasted electricity. A building that has its windows cleaned once every month of course has to pay more than one that only cleans its windows once every four months.

Another factor that affects the level of association due is the coverage of the association dues. What items are included and what is not? Usually, the insurance and real estate tax of common areas are not included in the association dues, and owners have to pay these on top of the real estate tax and insurance of the individual units.

In addition, in Fort Bonifacio, buildings have to pay management fees to the Bonifacio Estate Services Corporation. They are also asked to pay an infrastructure fund, purportedly to offset some costs of maintaining the roads in Fort Bonifacio. Some buildings have included these into the association dues, but some may ask unit owners to pay separately for these fees. Without these details, it is hard to compare the association dues across condominiums. Prospective buyers of condo units should seek clarification from buildling administration.
